10 Greatest Threats to Your Roof’s Health

The roof over your head safeguards your home against the elements and other environmental threats. It is essential that you keep it cared for and well-maintained. To do this, you need to be aware of the different things that can cause damage to your roof, especially since you cannot always climb up there to assess the situation firsthand.

In this article, we share 10 of the greatest threats to the performance and service life of your roof.

1. Rain

Rain damage is rare when a roof was properly installed and is in relatively good condition. Rain should roll right off the roof, finding its way into the gutters, downspouts and, finally, the drain located in the ground. However, there are things that can prevent rain from draining off the roof. For instance, water can collect if fallen leaves and debris have accumulated in the valleys, which is why it is important to regularly check and clean your roof and gutters.

2. Hail

Large-sized, fast-hitting hailstones can cause trouble to your roof. Some types of roofs like wood shakes may dent and split due to impact, though many shingles can handle normal hail because of the material’s flexibility. Metal roofing with a Class 4 impact rating is also known to resist the effects of hail and is approved for high-velocity hurricane zones. Most policies cover hail damage, but it is best to check with your insurer.

3. Wind

Wind damage is possible in extreme storms. When strong winds blow shingles off your roof, your roof will not be able to protect your home from rain. Wind also creates wind-driven rain, which may push moisture underneath the shingles, causing all sorts of mayhem to your roof’s underlying structures, like the sheathing. Good-quality shingles have sealant strips that keep the shingles down during strong winds, offering protection against wind-driven rain.

4. Snow

If you live in a region with a cold climate, it is normal to be concerned about snow and ice damage to your roof. Usually, snow will melt off the roof without a hitch, but existing leaks may worsen under the snow, causing a huge mess. Pay attention to any discoloration or staining on your ceilings and walls as these are telltale signs of leaks. Make sure you patch them up before winter arrives.

5. Ice

Ice dams are another enemy of your roof during cold weather. These ridges of ice often form along the edge of the roof and spill over onto the gutters. Ice dams typically develop when the attic is not sufficiently ventilated. During annual inspections, you should ask a qualified roofer to ensure you have proper attic ventilation along with insulation.

6. Ultraviolet Light

Sunlight streaming through your windows paints a beautiful picture, but the ultraviolet (UV) rays it carries can gradually degrade the color of shingles. Fortunately, most modern asphalt shingles used by home renovations companies are designed to be resistant to ultraviolet light and can tough out the effect of radiation for long periods. Bear in mind, however, that all shingles will eventually dry out and become brittle over the years. As a result, shingles will curl up at the corners. When you see this, it is likely that your shingles have reached the end of their life and it is time to have them replaced.

7. Trees

While tall, overarching trees provide beautiful shade in the summer, they can be pretty problematic in the fall and winter months. Fallen leaves, pine needles and fruits can clog your gutters or, if left on the roof, hold unwanted moisture. Overgrown branches can scrape protective granules off your shingles when winds blow against them. Additionally, certain tree species can release sap and resin onto your roof, which, though not a major cause for concern, can make your roof surface unsightly.

Roofing contractors recommend a few things to prevent tree damage to your roof, including trimming trees at least six feet away from your roof and getting health inspections from a qualified arborist.

8. Small Animals

Birds, raccoons, squirrels and other wildlife roaming around your property may wreak havoc on your roof. One of the most common issues to be aware of is nesting. In the warmer months, birds may attempt to nest on your roof, while mammals may take shelter on your roof to avoid the cold in the fall. Soffit and fascia boards are the common entry points for these pests to get into your attic, so make sure these components are nailed down in place and that there are no cracks or gaps between the fascia and the wall.

9. Improper Installation

Nature is not the only thing that can cause problems with your roof. Making the wrong decisions can also cause it to give out before it should. Many of the critical decisions that determine how well your roof will perform over time occur during the initial installation. A roof that was not installed properly according to the manufacturer’s instructions may see a shorter lifespan than its counterparts. Less experienced roofers may also fail to install the right type of flashing where they are required. Failing to use the correct nail length and failing to find the proper nail placement are other common causes of premature roof failure. Only work with a reputable roofing contractor to avoid these mix-ups.

10. Poor Roof Design

Some homes are designed with worse roofs than others. A roof with two shallow valleys that run into one another and a roof with nooks around closely spaced dormers are examples of poor roof design. Upper-level roofs that drain onto lower-level roofs are also a big no-no.
